When you register with us we gather as much information specific to your requirements. For tenants, this will assist our specially trained staff to find the right property for you.
We maintain and update a large database of properties and as new properties become available, our first action is to contact waiting Tenants whose requirements match the property. Informing you via emails, text messages or phone calls at all times.
Having identified suitable properties, we will begin to arrange viewings. All viewings will be accompanied by a member of staff and are carried out six days a week between 8:30am to 7:30pm.
Having decided on a property and your offer being accepted, you will need to complete a written application form. At this time any details or requirements can be provisionally agreed, such as occupancy date, furniture requirements, etc. At this point a holding deposit (Usually one week rent) would be required to take the property of the lettings market.
Along with your first months advance rent a security deposit (or 'bond') is required prior to occupation. This is normally equal to one month's rent, but may be more. Check with our representative. Deposits held by us will be insured or by landlords if they take control of the deposit.
We will take references on behalf of the Landlord. Normally these will include your employer, any former landlord and a character reference. In addition a credit check will be undertaken. Where a Tenant is unable to meet the required income or credit checks, the Tenant may have a Guarantor agree to underwrite any rent liabilities.
Once referencing is completed and the landlord is satisfied we will prepare contracts and arrange all safety checks required. We will also prepare an inventory if required.
Everything is now in place and both parties are satisfied. When you have paid your one months advance rent and the security deposit both parties will sign the contracts.
Finally, contracts have been signed and any outstanding money has been paid, you can now take possession of the keys to your new home.
